Plus several other things. Sometimes being in a particular zip code has status (like 90210). Sometimes being on the "wrong side of the tracks" is a big negative. That neighborhood in New York State that was involved in the Love Canal scandal was because it was located on top of a chemical dump.
Location is the hardest thing to change about your home. A lot about the location may be impossible to change. So it is the one thing you need to pay more attention to than anything else.
