I’m trying to make a martial arts academy in The Sims 3, but I can’t figure out how to move items I purchased in China from my family inventory to my lot.
That is AWESOME, J. Thank you!!

I have no idea how to do that. =O

HOWEVER. If you hold Ctrl, Shift and C and type in ‘buydebug’, you’ll get a new category in the buy menu. Under the miscellaneous section, you can buy the martial arts trainer, and the board breaker trainer =)

Sorry it’s not what you asked, but it’s the best I can do =)

what and when a "property give back" can be used in real estates? ?

My son income’s decreased due to lesser work hours which will unable him to pay home mortgage next month; I need all helpful info on "property give back". Will appreciate if anybody has info on alternative actions vice foreclosures. Thank you.

A "give back" would usually mean that the previous owner was receiving monthly payments from your son. A carryback. Your son would notify the ex-owner that he was giving the house back.
What you are probably describing is a "deed-in-lieu" which transfers the ownership to the bank immediately; instead of waiting for the bank to foreclose in 6 months. A few banks are doing this. They want to know that the house is clean and undamaged. Some will even offer $500 which is called "cash for keys".
Most lenders want to see that your son has made every effort to keep the house. That is what he promised to do when he got the loan. So they will not accept a deed. Right now most of them will give him 6 months of no payments and add that to the loan balance. It gives him some breathing room to get another job.
There are no good alternatives available to most people in your son’s situation..

Is it true that it takes at LEAST 2 years to get my Real Estates License in Ontario? I am currently in British Columbia, but will be moving to Ontario soon. I have done some studies and notice that in BC it only takes about 6 months to get the license. Why is Ontario such a big difference?

Apparently you haven’t done much research on the topic. In BC, there is no minimum time it takes to become a real estate agent. In fact, if you can breeze through the course in 2 weeks and pass all 10 assignments, you can write your licensing exam that same week (if you can book a test in that time) and you will get results that same day. Within that week, you can sign all the necessary papers for the brokerage you choose and then take your post-licensing (which are generally booked and you wait months, but that’s okay because you can start working before you take the course). So I don’t get where you get the idea it takes 6 months.

As for Ontario, I also don’t know where you get your information because it does NOT take 2 years.

Will real estates be open tomorrow on Australia Day?

Hi guys, me and the missus are looking to rent a place and we were wanting to put in an application for one property ASAP as we really want it. I wanting to know if agents are going to be open tomorrow (and do I need to spend tonight getting organized), or can we relax and submit the application on Thursday?

Relax & have a good Public Holiday like the Real Estate will be.
Everything will be back to normal Thursday.

Can a realtor show you houses from other real estates?

I’m looking to move and I have found around 7 houses that I like in the same area but they are not from the same real estate. I have heard that they have a master key for all houses so if they sell a house, the other company gives them half the profit or something of that sort. Just wondering if this is true or not, so i can schedule and call all of the house agents to show me the houses.

A realtor can show you any house, it doesn’t have to be just their own listings. Realtors represent sellers and buyers, they are intermediaries. So you want someone who is on your side, representing you as a buyer, not the seller. They can contact the listing agent and request a showing, or get the code for the lock box to access the house key. Your best bet would be to get an agent in the area to show you houses. No, there is no ‘master key.’

Don’t make more work for yourself by trying to meet with realtors who are representing the sellers of prospective properties. Get someone who works for your interests, who can pick and choose houses based on your own needs. You can work with a realtor, telling them what you are looking for, and they go through the multiple listings for available properties. Then you can have it set up to see multiple properties and save yourself lots of time and effort. Be specific with your realtor but expect to be a bit flexible. Give them a basic description of the type of house, neighborhood, number of bedrooms, bathrooms, storage, kitchen you desire, and especially condition.

And, be honest with them, if they are on the mark and show what you like, that’s great, but if they are clearly going in the wrong direction they need to know, When my husband and I started looking for our first house, we were dragged to everything that had a front door, and one place should have been on that hoarders show, it was terrifying, and some were in such poor condition that a bulldozer would have been necessary. I had to put my foot down, did not want to see those, and life became much easier in the hunt. Most people want move-in condition these days or limited work. When you look, remember that for the most part, you will probably want to re-paint and have carpets cleaned and a cleaning service come in before you move in, so keep that in mind.

I have bought a few houses already in order to fix them and flip them but I would like to do more since the foreclosure market is good right now but need more resources. I would offer a very good ROI to any private lender getting involve with me but have idea how to find them.

I know many real estate investors who have had good success placing classified ads in the Investment section of newspapers. I would also try Craigslist and BackPage.
