closed down LLC, before quit claiming property over into owners name?
filed bankruptcy, closed down realestate LLC (partnership), submitted paperwork giving creditors 30 days to respond. Creditors did not respond. Neglected to quit claim property over to one of the owners before closing down business. The business only had one rental property, that I am still collecting rents on. Can we do quit claim from the business to an individual, considering that the business is closed down? Paper work was recieved from the state verifing the completion of the process
Yes. The grantor would be the LLC, "as a disolved corporation" to the new owner. You would sign the deed, stating your capacity (mgr, mbr, etc) "a disolved corporation."

Why do realtors seem very eager to sell at first?
Realtors seem real interested to sell to you at first then start slacking off and isn’t really assisting in their search you have to remind them what you wanted and ask hey did you find any homes like the ones I have asked about?
Why do they "lose interest"?
1. They don’t think you’re serious about buying (how long has the search gone on for?).
2. They don’t think you’re realistic about your budget/location and needs/wants and the reality of finding your "dream home" simply won’t happen as it stands.
3. The realtor has ADD or they’re extremely unorganized or lazy or have other priorities and do put you on the back burner. This is a perfect example of my former business partner and the reason why we lost several clients (he wouldn’t let me take charge and so they walked away and went with someone else).
4. They really don’t like you and it’s their immature way of hoping you’d stop working with them (seen this happen).

what and when a "property give back" can be used in real estates? ?

A "give back" would usually mean that the previous owner was receiving monthly payments from your son. A carryback. Your son would notify the ex-owner that he was giving the house back.
What you are probably describing is a "deed-in-lieu" which transfers the ownership to the bank immediately; instead of waiting for the bank to foreclose in 6 months. A few banks are doing this. They want to know that the house is clean and undamaged. Some will even offer $500 which is called "cash for keys".
Most lenders want to see that your son has made every effort to keep the house. That is what he promised to do when he got the loan. So they will not accept a deed. Right now most of them will give him 6 months of no payments and add that to the loan balance. It gives him some breathing room to get another job.
There are no good alternatives available to most people in your son’s situation..

I am trying to buy a house and would like to choose a realtor. what options should I consider in choosing a realtor. I have no friends who are realtors. I have a few recommendations. But how would I narrow the ONE. Are there websites that rate the realtors? Like CNEt for electronics or rate my professors for professors, are there any websites with the realestate agent reviews or rating. Any tips in helping choose a realtor is greatly appreciated.

I would pick a realtor and use them a day BEFORE you sign a buyer broker agreement. OR sign the buyer agreement for a one day period only.
Treat the one day they take you out as a job interview. Did they ask you questions about what you want in a home, area, price, etc. And then did they show you want you wanted and explain the questions you had.

Is it true that it takes at LEAST 2 years to get my Real Estates License in Ontario? I am currently in British Columbia, but will be moving to Ontario soon. I have done some studies and notice that in BC it only takes about 6 months to get the license. Why is Ontario such a big difference?
Apparently you haven’t done much research on the topic. In BC, there is no minimum time it takes to become a real estate agent. In fact, if you can breeze through the course in 2 weeks and pass all 10 assignments, you can write your licensing exam that same week (if you can book a test in that time) and you will get results that same day. Within that week, you can sign all the necessary papers for the brokerage you choose and then take your post-licensing (which are generally booked and you wait months, but that’s okay because you can start working before you take the course). So I don’t get where you get the idea it takes 6 months.
As for Ontario, I also don’t know where you get your information because it does NOT take 2 years.
Are realtors required to give a copy of the contract to the sellers?
We are attempting to sell our house and signed a contract with a local realtor. The realtor has not given us a copy of the contract after telling us one would be emailed. Now the realtor won’t answer emails, letters or phone calls. Are realtors required to give a copy of the signed contract to the sellers and what can we do about it? I don’t want to have to camp out at the office in order to finally see her.
Contact the managing broker of the office in which you agent works. The office has a copy of the signed listing contract and will forward one to you.
